NEWSLETTER NG-12-06

December 5, 2006

Electricity, heating oil, propane and natural gas cost.

In September 2004 we said in our newsletter over the next two years utility cost would increase - electricity 20%, heating oil 40%, propane 30% and natural gas 30%.  Two years later the increases are electricity 18%, heating oil 45%, propane 28% and natural gas 40%.

Now that many of you have suffered these cost increases there is renewed interest in utility cost reduction.  Unfortunately, many are making the same mistakes that were made in mid 1970s, 1980s and early 1990s.  Again, in the search for reduced energy cost many owners are hiring architects and consulting engineers to redesign existing facilities and installing the latest and greatest heating and air conditioning systems controlled by Direct Digital Control (DDC) systems.

Occasionally, they reluctantly compare the facilities original utility cost to the new utility cost.  After spending hundreds of thousand of retrofit dollars and buying expensive maintenance contracts, the utility cost is higher.  When the owner questions the designers, it is always the owner’s fault because they ran their lights more, left their windows open more, fanned the front doors more, added five more occupants or some other equally stupid excuse.

Two examples come to mind.  The first is a high school in Missouri.  It’s heating/air conditioning systems were controlled by a Direct Digital Control (DDC) system.  The utility usage and cost is 35% higher than the standard.  The second is a high school in Kansas.  The heating/air conditioning equipment was controlled by a DDC system covered by a maintenance contract.  The utility usage was 25% higher than standard.  Eliminating the maintenance contract paid the complete cost of our Computerized Temperature Control (CTC) system in both facilities.  The energy cost reduction was 43% and 41%.  They eliminated the DDC maintenance cost and pocketed the energy cost savings.

Following this is a summary we call “SCOREBOARD”.  At the end of the game although the loser has many excuses, the score on the “SCOREBOARD” is all that is really remembered by the winner and loser.  Our “SCOREBOARD” shows we save 31% energy usage and 28% energy cost, without a single maintenance contract.  The ones in RED are DDC systems we have replaced.  Each year we replace more and more DDC systems.  Some DDC systems are only a year or two old.  We can save you hundreds of thousands of dollars in capital cost and grief.  Your choice, keep your capital and energy cost money or pay it to contractors and the utility company month after month after month.  In the end your “SCOREBOARD” always determines if you are a winner or loser!
